En-Suite Installation in London

Whether you're replacing a tired en-suite or creating a new one from a box room, a deep cupboard or the loft, the hard part is the bit nobody sees: getting the waste to the soil stack, and the steam out of a small room before it reaches the bedroom.

Two kinds of en-suite job

Replacing an en-suite, or adding a new one?

They sound similar, but they're very different projects. Knowing which one you have tells you how we'll price it.

Replacing an existing en-suite

The drainage, water and power are already there. We strip the room back, fix what's behind the walls and fit everything new, often in the same layout.

Typical programme: about 7 working days.

Pricing: a guide price from your photos, confirmed at the survey.

Creating a new en-suite

A new room needs a waste route, water supplies, power, a stud wall or two, and ventilation that meets building regulations.

Typical programme: longer, depending on partitions and drainage.

Pricing: always quoted after a survey, because the drainage route decides the cost.

Planning a new en-suite

What we check before you commit

The best spot for an en-suite isn't always the one that looks most obvious on a floor plan. It's the one where the plumbing works.

At the survey we trace the soil stack, lift a board to see which way the joists run, and look at where an extractor duct can get outside. Then we tell you plainly whether your chosen space works, what it would take, and whether a nearby alternative would save you money.

If you're adding an en-suite in a leasehold flat, check your lease early: moving or adding a bathroom usually needs the freeholder's consent.

  • Soil stackWaste pipes need a continuous fall. The further the toilet is from the stack, the harder that gets, and joists running the wrong way can block the route.
  • MaceratorsA pumped toilet can solve an awkward location, but building regulations only accept one where the home also has a toilet that drains by gravity. They're noisier and need servicing, so we treat them as a last resort.
  • VentilationA new en-suite needs a mechanical extractor that keeps running after use, plus a gap under the door so fresh air can get in.
  • Building regulationsNew drainage, ventilation and electrics near water are usually notifiable. We tell you which apply and handle the notifications and certificates.
  • SpaceA shower, toilet and basin can fit in around 2 m² with careful planning. A little more makes it far more comfortable.
  • NoiseInsulated stud walls, a quiet fan and soft-close fittings stop the en-suite being heard from the bed.

Making a small room work

Fittings that earn their place in an en-suite

Most en-suites are small, so we plan around fittings that save floor space without feeling cramped.

  • Wall-hung toilet and vanity. Visible floor makes a room feel bigger, and it's easier to clean underneath.
  • Concealed cistern in a false wall. The frame hides the pipes and gives you a shelf at the same time.
  • Short-projection basins. Shallower basins keep the walkway clear in narrow rooms.
  • Recessed mirror cabinet. Set into a stud wall, it adds storage without sticking out.
  • Pocket or sliding door. No door swing to plan around, where the wall allows it.

How it works

How your en-suite comes together

Quality

An en-suite sits next to where you sleep

So a slow leak, a damp wall or a rattling fan matters more here than anywhere else in the house.

  • Waste runs tested. Every new pipe run checked for leaks and fall before the floor goes back down.
  • Shower area tanked to BS 5385. Then flood-tested for 24 hours before tiling.
  • Extractor commissioned. Checked for airflow once fitted, with the run-on timer set.
  • Part P electrics. Lighting, fan and shaver point done and tested by a qualified electrician, and notified to building control where the regulations require it.
  • Photos of the hidden work. Pipes, membrane and fixings recorded before they're covered.

Questions

En-suite installation: common questions

Not sure your space will work? Send us a few photos and we'll give you an honest first view.

Do I need building regulations approval for a new en-suite?

Usually, yes. A new en-suite normally involves new drainage, mechanical ventilation and electrical work near water, which are covered by building regulations. We tell you exactly what applies at the survey and arrange the notifications and certificates. Replacing an existing en-suite like for like rarely needs an application.

Can you put an en-suite anywhere in the house?

Not always easily. The biggest limit is the distance to the soil stack and the direction of the floor joists. Rooms next to or above an existing bathroom are usually simplest. We check the route at the survey and suggest the most practical spot if your first choice is difficult.

Is a macerator toilet a good idea?

Only when gravity drainage really isn't possible. Building regulations accept a macerator only where the home also has a toilet that drains by gravity, and they're noisier and need occasional servicing. We'll always look for a gravity route first.

How much does an en-suite cost in London?

Replacing an en-suite with products supplied starts from approximately £9,500, or from £6,200 if you supply the products. New en-suites are priced after a survey, because the drainage route, partitions and ventilation vary so much from house to house.

How long does an en-suite installation take?

A replacement en-suite usually takes about 7 working days. A new en-suite takes longer, as new walls, drainage and ductwork come first. Your programme sets out each day before we start.

How do you stop noise and steam reaching the bedroom?

We insulate the stud walls, fit a quiet extractor that keeps running after you leave, and leave a gap under the door so air can flow. Soft-close seats and drawers help too. It's the combination that keeps the bedroom quiet and dry.
