Three ways to renovate

Pick the level of service that suits you

The building work is the same in every option: stripped out, waterproofed, tested and finished properly. What changes is who supplies the products and how far the specification goes.

Bathroom cost calculator

Price your own bathroom

Five short steps. The figure updates as you go and comes from the same price list we use for written quotes. It's a guide; the survey turns it into a fixed price.

1Your roomMeasure wall to wall at floor level. To the nearest 5 cm is fine.

What's going in?

2The productsChoose who supplies them, then what's being fitted.
3Tiles and finishHow much of the room is tiled, and in what.

Is the floor timber (floorboards)?

Tiles on floorboards need a backer board first, or they crack. If you're not sure, we include it.

4Lighting, heating and extrasAdd what you'd like. You can change it at the survey.
5Your homeOlder homes and upper floors affect the work.

What affects the price

Six things that move the number

Two bathrooms the same size can cost very different amounts. These are the reasons, roughly in order of how much they matter.

The size of the room

Bigger rooms mean more tiling, waterproofing and labour. Every square metre of tiling is priced separately, so you only pay for your room.

Changing the layout

Keeping the toilet, basin and shower where they are is the most economical option. Moving the soil pipe always needs a survey first.

Your choice of tiles

Large-format and mosaic tiles take longer to lay than standard porcelain, and heavy tiles need boarded walls to carry them.

The products

A standard suite and a premium one can differ by several thousand pounds. Supply your own if you've already chosen them.

Your home

Period properties often need floor boarding, new pipework or an electrical upgrade. Upper floors without a lift take a little longer.

What's behind the walls

Rotten boards or lead pipes only show up once the old bathroom is out. They're priced from a published list and done only once you've agreed.

Questions

Bathroom costs, answered

How much does it cost to renovate a bathroom in London?

A complete renovation, with products supplied, starts at about £9,500 for an en-suite or shower room. A typical family bathroom comes to around £11,500, and premium specifications start at about £18,000.

How much does it cost just to install a bathroom I've bought?

Installation only starts from £6,200 for a small en-suite and is around £8,200 for a typical family bathroom. That covers strip-out, plumbing, electrics, waterproofing, tiling, fitting and decorating. You supply the products.

Why does a bathroom cost more in London?

Labour costs more here, and London jobs carry costs that don't exist elsewhere: parking, the Congestion Charge in central areas, and carrying everything up and down stairs in flats. Older London homes also need more preparation before tiling.

Is the online estimate a fixed price?

No, it's a guide built from our published price list, so it's usually close. After a survey (£100, refunded when you go ahead) we send a fixed written price within 48 hours. It only changes if you change the job, or we find something on our extra works list, which you approve first.

What isn't included in the price?

Gas work, asbestos removal, freeholder or managing-agent fees, structural alterations and work outside the bathroom are quoted separately. If you supply the products, they're not included either.

How do payments work?

A 15% deposit secures your dates. The rest is paid in stages as the work is finished: first fix, waterproofing, tiling, and a final 15% after the snag visit.
