Bathroom Renovation in London

A bathroom renovation in London usually means booking a plumber, an electrician, a tiler, a fitter and a decorator, then making sure they turn up in the right order. We do all of it with one team, one project manager and one fixed price agreed in writing before we start.

What's included

Everything from strip-out to the final clean

A complete bathroom renovation covers nine trades. We plan them as one programme, so each stage is checked before the next one starts and nobody is waiting on anybody else.

You choose the layout and the finishes. We handle the order of work, the deliveries, the waste, the testing and the certificates. If you've already bought your sanitaryware, we fit that too.

Project management included. One named contact from survey to handover, and a day-by-day programme before we start.

Quality behind the tiles

A bathroom is only as good as the layers you can't see

Leaks, cracked tiles and mould almost always start behind the surface. So we test and photograph every hidden stage before it's covered, and you get the photos.

  • Tanking to BS 5385. One manufacturer's waterproofing system around every shower and bath.
  • 24-hour flood test. Before a single tile goes on.
  • Pressure-tested pipework. Every run tested before it's boxed in.
  • Tested electrics. Work near water done and tested by a qualified electrician, and notified to building control where the regulations require it.
  • Proper ventilation. Extractor fans sized for the room, with run-on timers.

Questions

Bathroom renovation in London: your questions answered

The things people ask us most often at the survey. Can't see yours? Send us your details and ask.

How long does a bathroom renovation take?

A small en-suite or shower room usually takes around 7 working days. A typical family bathroom takes about 10, and a premium renovation with floor-to-ceiling tiling and underfloor heating can take up to 14. You get a day-by-day programme with your final proposal, so you know what happens when.

Can we live at home while you renovate the bathroom?

Yes, most of our clients do. We protect the route from your front door, keep the dust behind sheeting and clean up every day. If it's your only bathroom, tell us at the survey: wherever possible we reconnect the toilet at the end of each working day.

Does a bathroom renovation need building regulations approval?

Like-for-like bathroom refits rarely need a building control application. Electrical work near a bath or shower is notifiable under Part P, so it's carried out by a qualified electrician and notified to building control, and you get the certificates. Moving a soil pipe or adding a new bathroom can bring in drainage and ventilation rules, which we check at the survey.

I live in a leasehold flat. Do I need permission?

Often, yes. Many London leases need the freeholder's consent for anything beyond a like-for-like refit, such as moving the bathroom, adding a wet room or new ventilation ducts. Check your lease early. We can give you a written scope and drawings to send with your application.

Can I supply my own bathroom products?

Of course. Many clients buy their own suite, taps or tiles and ask us to do everything else. Send us the product list before the survey and we'll check each item suits your water pressure and is approved for UK water systems. Our workmanship guarantee covers our work; product warranties stay with the retailer.

What guarantee do you give?

Every renovation comes with a 12-month workmanship guarantee. If something we did isn't right, we come back and fix it. You also get photos of the waterproofing and pipework before they were covered, plus your electrical certificate.
